Shelby Township doesn't have one housing era. It has all of them. The Census median year built is 1989, but 22.2% of homes predate 1970, 21.3% are from the 1990s and 16.5% from the 2000s. One street can hold a 1960s ranch with cast iron drains, and the next a 2000s colonial with PEX and sprinklers. We work across 48315, 48316 and 48317, from the streets near Utica to the subdivisions by River Bends Park and Stony Creek Metropark.

Ranches from the 1960s, colonials from the 1990s

Of 33,882 homes, 61.9% are single-family detached, 5.2% are in large buildings of 20-plus units and 4.7% are mobile homes. Each era wears out in its own way. Pre-1970 ranches are where galvanized branches, cast iron stacks and clay or cast iron laterals turn up. Houses from the 1970s and 1980s, about 29% of the stock, usually have copper supply and plastic drains, but their original shutoffs and fixtures have long since aged out. The 1990s and 2000s subdivisions added larger heaters, sprinklers and, in later builds, PEX.

The public system is in good shape and getting work. Shelby's water is GLWA's, from the Lake Huron plant. In 2025 the DPW began a township-wide meter change-out, installed new sanitary sewer on Schoenherr Road between 22 and 23 Mile, and cleaned and televised more than 40,000 feet of sanitary main, with 115,000 more feet planned for 2026. Your lateral from the house to that main is yours to maintain. The township explains that under Michigan's PA 222 of 2001, owners can claim sewer backup damage only if the township knew or should have known of a defect and failed to act. A cleared lateral or a backwater valve on your side does more for you than a claim. Our piece on backwater valves versus sump pumps compares the two.

Along Van Dyke and the Clinton River valley

The Clinton River drains the township on its way to Lake St. Clair, inside a 760-square-mile watershed with more than 1,000 miles of streams. Township Hall and the Building Department share 52700 Van Dyke. Farther south on Van Dyke, between 22 and 23 Mile, is the Packard Proving Grounds Historic Site. River Bends Park, which the township calls southeast Michigan's largest municipal park, holds the Burgess-Shadbush Nature Center. Holland Ponds Park and Heritage Lake are other spots you might steer us by. The township dates to 1827, when it still included what's now Sterling Heights.

Trouble upstream reaches Shelby taps too. When GLWA's 120-inch transmission main broke in August 2022, Shelby was among 13 communities still under a boil-water advisory on August 13. After any advisory lifts, run each cold tap for a few minutes, throw out the first ice and change the refrigerator filter.

Coming up Utica Road and Van Dyke

Utica Road leaves Fraser near our Janet Ave office and runs northwest to Utica. Van Dyke (M-53) then takes us north through the township, and Hall Road (M-59) handles the south end. On the phone we'll ask the house's age and whether a permit is in play. Since July 15, 2025, a tankless heater, generator, pool heater or gas line job needs the township's Gas Pipe and Gas Meter Sizing Worksheet on file before inspections are scheduled. Under the fee schedule that began September 1, 2025, permits are valid for an initial 180 days.

Gas sizing comes first on a tankless install, since the unit draws far more gas than a tank.

On site, gas work starts with the math: total load on the meter, pipe lengths and sizes. Water heaters get a look at venting, the T&P line and the expansion tank. For a drain backup that keeps returning, we camera the lateral before anyone talks about digging.

Plumbing that the township's backflow and gas rules touch

Water-powered backup sump pumps catch people off guard. They run on city water pressure, so the DPW treats them as a cross-connection alongside hose bibbs, pool fills and boilers. The township also asks that any well or lake used for irrigation stay physically disconnected from municipal water. Our guide to backflow testing requirements explains how testing works.

Shelby Township questions on backflow, gas worksheets and Lake Huron water

Does Shelby Township require my sprinkler backflow device to be tested?

Yes. The township's residential cross-connection program follows EGLE requirements, and lawn irrigation is one of the connections DPW inspectors look at. Testing is done by a plumber who holds a Michigan license and backflow certification, and the report goes to the DPW. The Building Department posts a test report form and a list of backflow specialists. Call to confirm testing availability for your device.

Does Shelby Township have lead service lines?

The township's 2026 water report lists 25,077 service lines, all copper or plastic. Tap sampling in 2025 came back at 0 ppb for the 90th percentile, with a range of 0 to 2 ppb. Faucets and old solder inside a house are a separate matter, so a tap test still makes sense in an older ranch if you're concerned.

Do I need anything extra to permit a tankless water heater in Shelby Township?

Yes. Since July 15, 2025, the Building Department needs its Gas Pipe and Gas Meter Sizing Worksheet on file before it schedules inspections on a tankless heater. Have every gas appliance's input rating and the pipe route from the meter handy, since the worksheet checks that both can carry the new total load.
